Building a custom home is not just about bricks and mortar. It’s about turning a house into your home — a place where memories will be made, and your aspirations will be realized. This was the dream for our family. We built our custom farmhouse two years ago, and it became more than just a home to us. We found a place of rest, the ability to spend more time together, enjoy the land, and raise our own farm animals. It’s the best thing we’ve ever done for our family!
However, it can be overwhelming to take on such a large task, especially if you’re unfamiliar with the custom home building process. So, I’ve put together the steps to help guide you along the way.
What is the process for Building a Custom Home?
Building a custom home can be an exciting and rewarding experience, but it also requires careful planning and coordination. The process for building a custom home typically involves the following steps:
Define Your Vision
Start by envisioning your dream home. Consider factors such as the size, layout, architectural style, number of rooms, and any specific features you want. Make a list of your must-haves and your nice-to-haves. It’s important to be realistic, but you’re also going to spend years of your life here with your family. So, now is the time to dream big!
Set a budget
Determine your budget for the project. This will influence the size and scope of your custom home and help you make decisions throughout the process.
Find a Suitable Location
Choose a location for your custom home that aligns with your lifestyle, preferences, and accessibility to amenities and services. It’s important to note that some land is much more expensive than others. For example, in a more rural setting, you may get more bang for your buck. Don’t forget to factor the upfront cost of the land into your overall budget.
hire an architect
Engage an architect or a home designer to create the plans and blueprints for your custom home based on your vision and budget. Work closely with them to ensure your needs and preferences are reflected in the design.
Obtain Permits And Approvals
Before construction can begin, you’ll need to obtain the necessary permits and approvals from local authorities and homeowner associations. A licensed contractor and/or an architectural firm can typically help you secure the proper paperwork as part of their fees.
Select a builder or contractor
Research and hire a reputable custom home builder or general contractor with experience in constructing custom homes. Review their past projects, check references, and obtain multiple quotes. Finding someone you trust and are comfortable with is key. Your builder or contractor are who you will be speaking with directly throughout the custom home building process.
Finalize the Design and Plans
Work with the architect and builder to finalize the design, layout, and materials for your custom home. Once the build begins, any changes you make to the plans can result in an overage, so make sure you love what you see before you sign off.
Secure Financing
If you’re not financing the project with cash, secure a construction loan or a mortgage that specifically covers custom home construction. Ask your builder or contractor for recommendations if needed.
begin construction
Once all the plans are in place and permits are obtained, construction can begin. The timeline will depend on the size and complexity of the project. Ask your builder or contractor to provide a schedule so you know any upcoming key milestones.
Regular Communications and Inspections
Stay in close communication with the builder throughout the construction process. Schedule regular inspections to ensure the work is proceeding according to plan and within the budget. This may also be required by your loan institution to release funds throughout the project.
make selections
As the construction progresses, you’ll need to make various decisions on interior and exterior finishes, fixtures, and other details. Discuss various products with your builder or contractor and note how much you have in the budget for each one.
final walk-through and closing
Once the construction is complete, conduct a final walk-through with the builder to address any issues or concerns. After resolving any outstanding items, you can officially close on your new custom home.
move-in
This is the fun part! Finally, it’s time to move into your newly built custom home and start making it your own.
Final Expectations
Remember that building a custom home can take several months to a year, depending on the complexity and size of the project. Being actively involved in the process, working closely with professionals, and maintaining clear communication will help ensure a successful and satisfying outcome. We are so thrilled with the way our home turned out! It definitely helps having a contractor in the family, but I honestly learned so much from Daron and Farmer Contracting along the way.
