This is a journey that Daron and I have walked more than once, both in our previous relationships and together as a blended family. Daron has a lot of experience with land and home building. When he lived in Texas, he and his late wife, Ashley, built several custom homes. One of his favorite properties was a large ranch near the Brazos River in Waco, with enough land for cattle and horses. It was a property full of charm and space—everything you could imagine for Texas ranch life.
When we started looking for land together in Cincinnati, it was a new adventure for both of us. Neither of us knew the area well, but Daron had a vision. He found 20 acres of a cornfield on the east side of the city and confidently said, “I’m going to build your dream home here.” At the time, I could hardly imagine it, but he made it happen! Today, we live on that very land, with plenty of space for cattle, four-wheelers, and our beloved farm animals. Across the road, we recently purchased a farm—another step in our shared dream.

- Are you planning for animals, gardening, or recreational space?
- Remember the saying, “Buy land; they’re not making more of it.” However, owning more land comes with responsibilities, including lawn care, maintenance, and upkeep. Be realistic about how much time and resources you can dedicate to maintaining the property.
Step 2: Research Utilities and Infrastructure
- Utilities can be a major factor in choosing the right piece of land. Check for the following:
- Sewer and Septic: Does the property have access to city sewer, or will you need to install a septic system?
- Water: Is there city water available, or will you need to drill a well?
- Electric and Gas: Confirm if the property has existing electric and gas hookups. If not, this can add significant costs.
- If utilities aren’t available, you’ll need to budget for the added expense of installing them.

- Location matters when building your dream home. Some questions to consider:
- Schools: If you have kids or plan to, research the school district. A good school system can add value to your property and benefit your family.

- Easements are legal rights that allow others to access part of your property for specific purposes, like utilities or shared driveways. Always review the property’s deed and consult a real estate attorney to understand any easements or restrictions that could affect your plans.
